One thing I keep seeing new investors underestimate is the amount of cash they may need beyond the down payment. When looking at investment property loans,, it’s easy to focus on the advertised loan amount and forget about closing costs, reserves, inspections, repairs, insurance, and unexpected expenses. I’d rather have extra cash sitting available than buy a property and immediately feel stretched. Rental properties can have great long-term potential, but they still come with real bills. Has anyone here calculated their full cash requirement before purchasing a rental? I’m curious what number experienced investors consider comfortable.
