The biggest difference between an asset based mortgage lender and a conventional mortgage approach is often how the borrower’s financial strength is evaluated. Traditional underwriting generally puts significant emphasis on documented income, employment, debt obligations, and credit history. Asset-based programs may give greater consideration to qualifying assets and their ability to support the loan. That does not mean income becomes completely irrelevant or that credit requirements disappear. Every lender has its own guidelines. Borrowers should compare the full cost of each option, including rates, fees, required reserves, down payment, loan terms, and potential restrictions.
